3 Bedroom detached house with 2 fishing lakes. The venue is in very good condition and has been run as a very successful fishery for the last 16 years having many repeat customers. This stunning property is situated in NW France, in the Mayenne region, amongst lovely countryside, only 4 km from the nearest village. Approximate driving time from the port of Caen is 1½ hours and Calais 4 hours. Rennes, being the nearest airport, is about an hour away. Dinard airport is 2 hours away.

Property Description
The lakes

The main carp lake is approaching 2 acres with an average depth of 1½m and a deepest point of 4m. It has three solid block based swims, all having been recently constructed and with electric power points and wifi at each swim. It's a drainable, spring fed lake with a clay/silt base, lily pads and overhanging branches which are present on the near and far side margins. The lake is stocked with a good stock of carp up to 47 lb and was last netted in 2019. It has periodically been restocked with specimen fish, most recently in 2016.

The coarse fishing lake is nearly one acre in size with an average depth of 1m. Again, it's a drainable spring fed lake with a silty substrata and overhanging branches. This lake is heavily stocked with small carp of 2 to 15lb including a few 20lb+ surprises!, roach and rudd.

The lakes are surrounded by a variety of mature trees and some young willows newly planted within the last three years, providing a sweeping edge for carp to nestle under.

The house
The house consists of a conservatory/dining room, large sitting room, kitchen, hall with separate WC, 3 bedrooms and a bathroom. The house has a sky aerial/dish.

The house is a lovely renovated cottage, very comfortably sleeps 6, and sits between the two lakes, sited just 10 metres from the lakes. There are views of the main lake from most windows. The house provides a modernised comfortable energy efficient home with good insulation throughout, as well as modern PVC double glazing. The furniture and fittings sold with the property are all in good condition. The property benefits from oil-fired central heating and hot water and an immersion heater for hot water in the warmer months.

It is fitted with wall and floor units, stainless steel sink, gas hob, electric oven/grill, microwave, large fridge/freezer, tumble dryer (or washing machine – though they both could be incorporated), toaster, table and chairs, cutlery, pots and pans, crockery and glasses – all of which means the kitchen is up and running and ready to go! The oil fired combination boiler (regularly serviced and upgraded) is housed in a cupboard between the hall and the kitchen. There is also a bait freezer.

Small Coarse Lake
A small coarse fishing lake approaching an acre (2,391sq m), which is source fed and feeds the larger carp lake. This lake is ideal for beginners and/or juniors. It has a silt bed. This lake is stocked with around 75 - 100 fish with commons and mirror carp from 2-15 lb, some natural roach, rudd and a couple of koi’s. There are two swims and this lake is situated within 3 m of the house. There is a deep water bore hole with recent (2017) pump to provide water for the lakes as necessary in the event of a very dry summer.

Large Carp Lake
The larger carp lake is approximately 2 acres (some 6,750 sq m) and is well stocked with mirror and common carp up to 47 lb,ghost carp, grass carp and koi with 2 male catfish. The lake provides a silt bed and overhanging branches, which are mainly present on the near and far side margins. The lake was renovated around 16 years ago and has been well maintained since. All three swims, were replaced by the present owners in 2016 and provide electricity and wifi.


The property and lake have been well looked after by the previous and present owners. There has been an ongoing programme of maintenance of the lake, the stock and grounds, including newly constructed swims, new landscaping features and external decoration of the house.

The business has an established Facebook page with just under 4,000 followers. In addition there is a valuable domain name associated with the business that redirects traffic to the agent. At the moment bookings and marketing are very effectively managed by the uk agent, who is an established fishery agent.
