Property Description

Summary
A delightful country house or secondary holiday home, set in the beautiful Dordogne country side, just 6 kms from Verteillac (bank, butcher, supermarket, hairdresser, garage, baker, bars and cafe), and 15 kms from the bustling larger market town of Riberac. The original 1985 built bungalow was extended in 2017 to include a 2 storey classic perigordine "pigeonnier" style roof, large 10m x 5m above ground pool with surrounding decking and separate garage/workshop. The pigeonnier has the master bedroom and shower room/toilet ensuite. The lounge below has the benefit of a wood-burner stove. Within the original bungalow are a separate toilet and shower room. Within the main kitchen/diner area are featured the original oak beam construction of the insulated roof. There is a further mezzanine area with occasional sleeping areas with 2 single mattress beds. From the kitchen are accessed the 2 further smaller bedrooms, each with double bed and built in wardrobes. Outside is a covered well and several ruined farm buildings with potential for development. Over the small lane in front of the house the property includes the large enclosed field with equestrian potential.

Location
The property is in an elevated position and located on a hillside overlooking a beautiful valley of unspoilt fields and trees. Access is by a gravelled driveway with circular turning around mature cedar trees. The small hamlet of "La Conterie" contains around 10 houses scattered over a wide area. Fibre broadband was recently provided to the road in front of the house and can be connected upon request to the telecoms company concerned. The house already has basic broadband connected.

Access
A ten minute drive away is Verteillac with most key amenities including primary school, banking, shops and restaurants/bars/cafes. A 20 minute drive away is busting Riberac, a larger market town with fuller amenities. The nearest airport is Bergerac, 70 minutes away and served by Ryanair. The large city of Bordeaux with its airport is under 2 hours away with flights all year round. Other airports accessible are Limoges and Poitiers.
If the popular port of Caen is used and travel by car from the UK required, the house is 5 hours away via the excellent French autoroute roads.

Within the grounds are 4 ruined farmhouses and barns with hazelnut, fig, walnut and plum trees. The ruins may offer potential for renovation. An above ground 10m x 5m x 1.5m deep swimming pool is installed with a large wooden decking area surrounding it. Adjacent to the pool is a recently built garage/workshop. Across the lane is a large field, purchased by the present owner to assure the beautiful views across the valley. There are open field views to the rear also.

Additional Details
The house benefits from basic (copper wire) broadband, which provides adequate downloading and video streaming, but fibre has been laid in the adjacent road and can be connected by request. Mains water is connected and a new septic tank was installed in 2017 to comply with new regulations. The house has mains electricity and was wired by a qualified electrician throughout. Local taxes comprise those for domestic waste collection, taxe fonciere and tax habitation - these being subject to the buyers domicile/residence status. There is a butane gas fire water boiler heater servicing the downstairs sinks and shower.
