The vineyards, regularly replanted, stretch across 65 hectares in a single block, extending to the foothills of the Gardiole mountains, encompassing a total of just over 69 hectares of farmland. Production ranges between 5,000 and 6,000 hectoliters in good years. The buildings comprise the following: - The château itself covers approximately 540 square meters, with 23 rooms spread over three levels and a large cellar. The interior has remained relatively well-preserved since its construction and has not undergone any alterations; however, a complete renovation is necessary. The château has occasionally been used as a venue for private events. The owners have carefully maintained the roof, preserving its original composition of genuine cut slates. The building boasts a vast, southeast-facing terrace on the first floor, offering a commanding view of the adjoining 1.2-hectare garden and the surrounding vineyards. - The East wing serves as the winery, with its 1150 m² of space and a massive door that greatly facilitates the management of equipment and tanks. The entire tank room has a capacity of 9200 hl. The tanks are made of resin, enameled steel, or epoxy-coated concrete. In the central section, there is a garage, a barrel cellar, and a dry goods warehouse, part of which houses a modern bottling facility. - A small house of 70 m² adjoins the western part of the estate, along with a water tower supplied by a local well 140 m deep. It is important to note that the BRL network crosses the property, which has two charging points. - Continuing west of the château, a large secondary courtyard, separated from the main part by a gate, provides access to: - A former grape harvesters' house of 300 m², completely renovated into a storage area for bottles - A first barn of 200 m² used as a workshop for agricultural equipment - A storage area for plant protection products - A second barn of 800 m² for parking farm machinery. This last barn is entirely covered with photovoltaic panels, which will become the property's ownership in 2050.
